Answers to common questions:
1. Roofing - Roofs must be architectural grade, dimensional shingles, (weathered wood color) in all sections (except Mira Vista). No other color shingles will be allowed. There are exeptions for concrete or clay tiles but your structure needs to be built to withstand the weight and they are usually cost prohibitive for homes in most sections. Additions need certain minimum roof pitches - see deed restrictions.
2. Fence - Must use 6' cedar good neighbor style all all areas not abutting to a street. Some variations have been approved by the Architectural Control Committee. Posts must be galvanized metal. Greenbelts need to have wrought iron. See example in deed restrictions.
3. Sheds - There is a 120 sq ft. maximum and 10' height restriction. Construction must be of similar materials to house (ie hardiplank), use same shingles and paint as trim of house. Roof structure must be similar to house. It is suggested you submit a survey along with the application.
4. Pools - In ground pools only. Must be constructed by professional pool building company. Submit all plans, materials, lot drainage plan & a survey with improvements. The City and the HOA has allowed the pool to go within 5' of the boundary line. Structures must not impede drainage of neighbors.
